I have really tried to avoid stripping decks with water-based stains, but this product really worked. You must ensure the sun is not on the deck when applying it. I let it sit for close to an hour, keeping the deck damp. The material that did not come off with the pressure washer easily sanded off when the deck was dry. I did use a strong concentration, and I was very pleased with the results. You have to do a lot of rinsing, but it was well worth it.
