The condition is quite good considering that the thing is really old. However, when buying, you should immediately expect that you will have to dry clean it, and the smell of the warehouse will be present anyway. In some places, the inside of the pockets was torn, so I had to give it to the firmware. In the end, when the item was clean and ironed, it caused only pleasant emotions.

Lighter weight, worsted wool. The sizing was accurate for me but it's definitely cut as an overcoat so size down if you're not intending to wear a jacket beneath it. Waist belt sits a little high but helps cinch in the silhouette. Pockets also allow passthrough to trouser/jacket pockets underneath.
